Summer Home Improvment Tips and Reminders
Dear Neighbors,
We hope everyone is enjoying the fleeting summer. Recently the board completed their annual walk though of the neighborhood and wanted to thank so many neighbors for their efforts. We saw wonderful gardens blooming and verdant flower baskets hanging on porches and sitting on stairs. There were also a number of freshly painted homes that look sharp with their fresh coats of paint. All of these efforts make the neighborhood look like an inviting and special place to live.
We also noticed a few items that need annual tending and wanted to share those with everyone because when you are busy enjoying summer they are easy to over look.
Please take some time and look around your house. All of these items below are low cost and high impact. A freshly stained deck or touched up risers and a tidy yard can create quite a positive visual impact.
Does your deck need staining? This should be done every 1-2 years to keep wood protected and looking bright. The neighborhood uses Cedar Bark Sherwinn Williams Water Based Deckscapes on all the exterior redwood.
Take a look at the risers on your front and back porch steps. These take a beating from our boots and shovels and may need touching up. Common Trim colors used in the neighborhood are based on Kwal Paints with most homes using Burberry Beige 8671W or Stucco Greige (8693M). Be sure to check these colors against your house before mixing. You are welcome to use any brand as long as the paint or stain is color matched to our traditional color. Check around your house, garage and fences for chipping and peeling paint. While the rest of your paint job may be picture perfect we have noticed that drip areas can cause chipping and peeling where the water splashed back onto your siding. This is a common problem on double homes above the porches. One solution to prevent this from occurring is to install gutters to guide the water to the ground, but on a less expensive basis you can also prep and repaint the problem areas as they appear.
Remove any noxious weeds, mow and trim your yard. The Town of Breckenridge requires everyone to remove noxious weeds from their properties. We have hired Bio Balance to tend the weeds in the common areas and their efforts are definitely working. While progress is being made it is still a battle against the false chamomile with all the newly disturbed soil along alleys and surrounding areas that the plant loves and thrives in. If we all do our part and pull these over time we will see a significant reduction in these noxious invaders. Beside after all of the rain pulling these weeds is easy and satisfying too.
Clean up near parking pads, along alleys and sides of garages. These areas are easily to overlook but we must remember that many of our guests and potential buyers drive the alleys and see these untidy areas. Please take a look at your lot from the back – do you need to pull weeds, put away supplies stored there, or tidy up in general? It’s an easy weekend or evening job and will make a big impact on our most used thoroughfares.
